IDENTIFY OPPORTUNITY

Select Property Group works to understand the needs of its clients, and will then work to identify real estate opportunities that fall in line with investor goals.  To accomplish this, Select Property Group deploys a proprietary system called Select Vision on a subject property to determine its fair value, current and future cash flow potential, as well as an approximate appreciation potential based upon the local market and economic conditions.  As part of this process, Select Property Group is continually monitoring the market for properties that provide above average potential.  Once identified, these properties are marked as Certified Select.  Select Property Group will then act as a broker to handle all elements of the purchasing of the property, including negotiations with the seller, assistance with securing financing, and closing the transaction.

How Select Vision works:  Select Vision was developed in order to bring the type of robust research produced by major financial securities analysts to the individual real estate investor at the local level.   Data points include, but are not limited to, property market value, operating costs, tax data, cash flows, insurance rates, neighborhood data, area demographics, location, greater market trends, building materials, nearby schools and businesses, vacancy and rental rates, subject lot highest and best use, and more.  Select Vision ultimately culminates with the production of an in-depth report which assigns the property with an investment grade ranking from A to F.

Certified Select:  As part of this analysis, an in-depth comparative market analysis of the property is performed which utilizes a multi-pronged approach to estimate market value, including an income analysis, comparative review of other similar properties in the area. This information is paired with local economic data, capitalization rates, demographics, tax data, market trends, and other data points to produce an overall investment rating.  Properties that are the most highly rated are classified as Certified Select.  Investors can be confident that the Select Vision system will give them all of the information needed to make a sound decision, and that an investment in a Certified Select property has the potential to offer above market returns.  

The Certified Select designation is only awarded to properties that pass through the strenuous Select Vision process with an investment grade rating of B or higher.  This allows investors to make their investment decisions with confidence by knowing that all of the pertinent data and statistics have been reviewed by an investment real estate market professional who has certified the property with a high investment grade status.  While many other firms may simply provide their clients with a list of properties in an area, no other real estate company offers investors the insight of knowing they are buying a Certified Select property.
